An acceptable contract should be one that only covers the property or properties that the agent will show or introduce you to. But, common ethics says you’ll do that anyway. The contract does allow the agent to act on your behalf. The contracts that you want to avoid are the ones that say no matter what property you buy, you will buy it through that particular agent. Agents are paid by commissions and commission sales encourage performance, you will lose some of that performance if they know they have you no matter what.
It is good to stick with an agent that you like and call him when you see a property that might fit you needs and vise versa. But this does not require a contract. I will never make you sign a contract, I just go off your word that if I introduce you to or show you a property that you would buy it through me. I am confident that I will meet and exceed your expectations that you have in a real estate agent!
